The VA funding fee is a one-time charge of 0.5% to 3.3% of the loan amount that keeps the VA home-loan program running without mortgage insurance. VA sets the rates by loan type, by whether it is your first use of the benefit, and - for purchases - by down payment: a first-time buyer putting less than 5% down pays 2.15%, at 5% down it drops to 1.5%, and at 10% down it is 1.25%. The rates below are the current chart, effective April 7, 2023.

Can the funding fee be rolled into the loan?

Yes - most lenders finance it, which is why the financed total matters more than the fee itself. Financed on a 30-year loan at 6.5%, every $1,000 of fee adds about $6.32 a month, so a $6,450 fee on a $300,000 purchase costs roughly $40.76 a month on top of the payment - real money, worth seeing before closing day.
